PARTNERSHIP OPPORTUNITIES

We have created a number of successful partnerships and currently offer three opportunities – cash funding, partnership with RBS, and return on investment.

Roco Developments acquire period properties with potential to convert and reconfigure into multiple units within Hackney and the surrounding areas.

Having developed a successful proven track record Roco Developments now offer investment partnerships with a 50/50 split on profits. We also have a pre-approved status with RBS and other mainstream lenders to assist in funding these projects therefore releasing equity from the partners initial investment, of up to 60% of the original purchase value. RBS will also fund an additional 100% of all build cost. The investment is secured with a legal charge against the property title at land registry and director personal guarantees are also given.

Finally, a joint venture contract is formed and investors can nominate their name or special purchase vehicle they wish to use whilst using their own solicitors as well as ours.

FUNDING OPTIONS

We offer investors 12% per annum guaranteed with a minimum term of 12 months, for an investment of 100k up to 400k assigned to the deposit for the actual property purchase. Security is provided by way of legal charges at land registry alongside a loan agreement with director personal guarantees.

HOW IT’S DISBURSED
ROCO Developments allocate the monies invested towards funding the property purchase.

HOW IT’S MADE
The return on investment we are able to pay directly from the profit of the project.
However ROCO Developments can invest ROI £24,000 in advance into a designated client account so that the funds are guaranteed which can be drawn monthly.

HOW IT’S SECURED
Legal charges at land registry for all funds invested are provided and investors can nominate an SPV. Personal guarantee provided by directors of ROCO Developments.

ROCO build and off plan

We have our own in house construction team, fully project managed through to completion and offer a 10 year structural warranty, via Global Home Warranties. Therefore, we are able to sell off plan and incorporate personal design tastes, ensuring a quicker completion of sale.

Planning

In the last 9 years, we have a 100% record of completing planning applications to consent within 8 weeks, in the Hackney area.

Legal Team

Roco has a long established relationship with 60-partner firm, Mackrell Turner Garrett of London WC2. An international organisation, they provide a corporate partner for our investment agreements and a dedicated solicitor for conveyancing.
